OUR CHARGES

The following are BalkanKiwi’s charges for its offered services:

Service	Cost to You	Description
Property Finding	€10 per property	This will simply give basic information on the property (location, asking price, basic description) plus two photos.
Property Inspection Visit	€35/day + Expenses	For this fee we will meet you at Sofia airport and take you on your desired visit to properties which you have already identified for inspection.    Please note:  The fee is for use of our late-model car and English-speaking driver/guide.  You will also need to pay for fuel consumption, meals and any overnight accommodation for the driver.
Property Investigation and Report	€250	For a property in which you are seriously interested, we will investigate the current ownership, make a visual inspection, and provide a detailed written report covering a range of matters likely to be of interest to a purchaser.  Illustrative photos will be included.    Please note:  Our charge includes transport costs in a radius of 50kms from Troyan.  Inspection visits further afield will carry a transport charge of €0.10 (10 Euro cents) per kilometer beyond the first 50kms from Troyan.
Property Purchase	Variable from €250 initial fee	This is the fee for a purchase price to €10,000. For each additional €10,000, the initial fee rises by €150. In each case this is for up to 10 hours of our time. Beyond 10 hours, a fee of €25 per hour is charged. Specific additional fees may apply in specific cases (eg, acting as an intermediary buyer).    Please note:  Our fee is exclusive of purchase-related costs, ie, notary’s fee, municipal transfer tax and registration costs.
Company Formation	€450	Where you need or wish to form a Bulgarian company for the purchase, we will coordinate the task with a competent English-speaking lawyer in Sofia.    Please note:  Our charge is inclusive of professional fees and the various filing/registration charges.
Post-purchase Services:	Cost to You	Description
Monthly Visit and Report	€20/visit + Transport	We will visit the property and make a visual inspection, including the interior if you have provided a key.  We will report “all is well” or advise of any matters of concern.  Transport charge as above.
Bill Payments	€15/month	For this additional charge, we will attend to payment of electricity, water, telephone and other regular bills for the property during our inspection visit.    Please note:  You must have put us in funds before we can make such payments on your behalf.
“One-off Visits”	€30/visit	We will make additional visits to your property where requested, in the event of some emergency or problem, and report to you accordingly.
Cleaning/ Maintenance	€variable	We will arrange for cleaning of your property, and any desired maintenance, as specified by you.  Our fee to be agreed in advance of such work.

Payment Terms:

For property investigation reports and representing you in a purchase, we require a 50% part-payment in advance, with the balance due on provision of the report or completion of the purchase, as the case may be.

Other charges to be paid for in full as and when the service is provided.

We will advise you of BalkanKiwi’s Euro bank account details to which payments may be made. Alternatively we will happily accept cash if you are in Bulgaria! All payments will be properly receipted to you.
