Our Policy
BalkanKiwi is dedicated to helping property buyers in Bulgaria find what they are looking for. You the buyer pay us a fee based on the nature and extent of the services you require. And that’s it. And because we act only for buyers, we avoid the conflicts of interest experienced by most real estate agents operating on the Bulgarian market.
Real estate agents taking commission from both seller and buyer – a common practice in Bulgaria – cannot plausibly claim to be representing only the buyer’s interests, however much they try to give that impression. The more so where the agent is also keeping part of the purchase price without telling the buyer. When you retain BalkanKiwi to help you with your property purchase, you get what you pay for – we will be working only for you.
Property Finding
Tell us about the property you’re looking for. We will make some suggestions from our own database of private sales, agency websites and so on. Or perhaps you’ll already have seen some interesting prospects on agency websites or maybe you’ve already seen such properties. Whatever the situation, we will assist you in your selection with unvarnished facts about the properties which we present or which you direct us to. We will take illustrative photographs to include in our report to you. We will tell you about the village, town and local area to give you a feel for where you’re looking. We will try to answer all your questions honestly and with all the information at our disposal, whether positive or negative.
Property Buying
Having helped you to make your selection, we will negotiate with the seller or agent to get the best possible purchase price (the seller need not even know you’re a foreigner). We will represent you on all or some aspects of the purchase – just as you decide and direct us. We will make appropriate investigations into the seller’s ownership and other important aspects of the purchase. And we will walk you through the purchase process step by step, again as much or as little as you want.
Our Neighbourhood
BalkanKiwi’s specialty area is central Stara Planina – the region of north-central Bulgaria running from the town of Teteven in the west to the city of Veliko Turnovo in the east, and including the cities of Lovech, Troyan and Gabrovo, and the many villages in the region. This is a glorious part of Bulgaria, with the unsurpassed beauty of the Balkan Mountains and the many rivers and lake-reservoirs. It’s also an area steeped in Bulgaria’s history, both ancient and modern, and home to some of the country’s finest cultural and religious attractions.
And Elsewhere
But BalkanKiwi will happily accept your brief to look elsewhere in the country, from the Black Sea environs to the banks of the Danube to the sun-baked villages on the Greek border. Our love, and our focus, is rural Bulgaria – its many picturesque villages and small towns, where it’s still possible to live a lifestyle long gone from western Europe.
First-timers
Perhaps you are looking for the first time at the Bulgarian market, never having visited the country? And not knowing where to start? BalkanKiwi can distill the important initial information for you about geographic areas, key factors in buying and so on, and help you to “hit the ground running” when you decide to make that first visit.
Property Visits
And, if you want, BalkanKiwi will organize that visit for you, preparing a travel itinerary of your choice and taking you to visit a hand-picked selection of properties. The seller’s agent will try to sell you what they have to sell – BalkanKiwi will be your local eyes and ears to help you to buy what you want.
After the Purchase
And finally, after you’ve made your purchase, BalkanKiwi will provide ongoing support in the form of regular property inspection, maintenance, bill payments and so on. Again, as much or as little as you want.
Legal and Visas
If you’re buying land in Bulgaria, you’ll need to form a Bulgarian company for the purchase (this will continue to be the case for at least five years after Bulgaria joins the European Union). BalkanKiwi will arrange this for you at a very competitive price, using a Sofia-based English-speaking lawyer. And we’ll tell you everything you need to know about the initial procedures and ongoing maintenance of your company.
You’ll also need to know about Bulgaria’s immigration laws and the possibilities for multiple visits and long-term residency. BalkanKiwi can walk you through this complicated area and keep you up to date with the changes that will or may come from Bulgaria’s membership of the EU.
